Pre-List Details

Every successful sale begins with careful preparation. We start by reviewing key legal and financial details, including required Alberta paperwork, your Real Property Report (RPR), and any outstanding mortgages or liens. I will also advise on which updates or repairs — if any — are likely to deliver a meaningful return, so you invest wisely rather than unnecessarily.

Timing and Pricing

Accurate pricing is critical. I prepare a detailed Comparative Market Analysis that examines current competition, recent sales, and buyer behaviour in your specific neighbourhood and price range. Together, we determine a strategic price and timing plan designed to attract strong interest while protecting your equity.

Presentation

Today’s buyers compare homes online first, so presentation matters enormously. I provide professional guidance on preparing your home to look its best — including a complimentary light staging service to enhance warmth, space, and overall appeal. If additional staging would significantly increase buyer interest or sale price, I coordinate consultations and help you choose the most cost-effective approach.

Marketing

Your property will be promoted through a comprehensive, multi-channel strategy designed to attract qualified buyers locally, nationally, and internationally. This typically includes professional photography, video, floor plans, MLS exposure, signage, and targeted digital marketing across major real estate platforms and social media channels.

In addition, I leverage enhanced online visibility and advanced outreach programs to ensure your home reaches the right audience — not just the widest one. These may include strategic pre-market exposure, targeted campaigns to specific buyer segments, agent-to-agent promotion, and additional digital initiatives tailored to your property’s unique appeal. We will review these options together and select the approach best suited to your home, timing, and goals.

Offer and Closing

When offers arrive, I guide you through every detail — price, timelines, conditions, deposit, and buyer qualifications — so you can make informed decisions with confidence. My role is to negotiate strongly on your behalf while managing the process professionally to move toward the best possible outcome.  After acceptance, I coordinate the conditional phase, communicate with all parties, and keep everything on track through to possession day. I also assist with practical next steps, whether you are moving locally, transitioning to a new property, or coordinating a more complex move.
